Are there limitations to what I can build?
Yes. We have carefully crafted our design guidelines to ensure your investment is protected from unsightly buildings and over-crowded properties. Please review our design guide for more details.
Do I have to build within a certain amount of time?
No. There is no build timeline, so you’re welcome to bring your own builder and design your dream cabin when you’re ready.
Is there an HOA? If so, how much?
Yes, $600 per year. This ensures our roads and trails are professionally maintained, and our private fishing ponds are stocked.
How much are taxes?
While we can’t guarantee your tax rate will stay as low as it is now, it is currently approximately 1.1% of the property value.
Who will maintain the roads?
Timber Ridge Estates maintains the roads and other amenities through HOA dues.
How many lots will there be when it’s built out?
There will be 175 to 200 lots. Lots may be purchased together to create a more secluded mountain escape.
Can I build a shop?
Yes, as long as it meets our design standards, and is similar in style and quality to the other structures on your property.
Are the streets private?
Yes. Because we’re a gated community, only those with access to Timber Ridge Estates will be on our streets.
What is the minimum square footage?
Cabins and cottages can be as small as 1200 square feet, and must meet our design standards.
Can I pick my own builder?
Yes. All of our luxury mountain lots are ready for you and your builder.
Can I build a guest house?
Yes. Up to 800 square foot guest homes may be built on lots that are 3 acres or more.
How much are your private lots?
Our Southeastern Oklahoma small acre lots start at $100,000.
Do you offer owner financing?
Not at this time. We are happy to connect you with one of our preferred lenders. Please contact us for more details.
Do you allow owners to rent out their homes?
Yes, you may rent out your cabin.
Are modular homes allowed?
No. Timber Ridge Estates is designed for custom, luxury cabins and mountain cottages.
What are the closest towns?
We’re located in Southeastern Oklahoma, closest to Talahina, Clayton, Wilburton and McAlester.
Where can I find a grocery store near Sardis Lake?
The closest grocery stores are in Clayton and Talihina. We love stopping on our way into town at the Choctaw Country Market!
